Nos. 83, 84/1 and 84/2 at Uttarahalli is Brigade Enterprises Limited itself, at its registered address on the 29th and 30th floors of World Trade Centre Bengaluru in the Brigade Gateway campus.

That detail is worth pausing on. Large Brigade projects are frequently filed for environmental clearance through named group subsidiaries, which means a buyer reading the approval paperwork often meets an unfamiliar company name. Here the applicant on the certificate is the listed parent. Whatever else is unresolved about this project - and a good deal is - the identity of the entity that applied for the clearance is not.

Because Brigade is listed, its position can be read from filed documents rather than from marketing material. Everything financial on this page comes from the company's Investor Presentation for Q4 and FY26, filed with NSE and BSE on 6 May 2026 (ref BEL/NSEBSE/IP/06052026).

Ownership, Governance and Leadership

Brigade is a public company with a promoter group holding 41% as at 31 March 2026. The remaining 59% sits with institutional and public shareholders, which is the practical reason quarterly disclosure exists at all - and the reason a buyer can check the developer's financial position against filed documents instead of taking a sales team's word for it.

The board is led by M R Jaishankar as Executive Chairman, the founder who started the company in 1986. Pavitra Shankar is Managing Director; Nirupa Shankar is Joint Managing Director. The other executive directors are Amar Mysore, Roshin Mathew and Pradyumna Krishnakumar. Six independent directors sit alongside them: Pradeep Kumar Panja, Dr Venkatesh Panchapagesan, V V Ranganathan, Abraham Stephanos, Padmaja Chunduru and Debashis Chatterjee.

This is a second-generation transition that has already happened rather than one still ahead of the company - a succession question that hangs over a good many family-founded Indian developers and, at Brigade, has been settled at board level.

Two things in that table deserve to be said plainly rather than smoothed over.

Pre-sales fell. FY26 pre-sales of Rs 7,424 crore were 5% below FY25, and residential volume was down 17%. Any page telling you Brigade is in an uninterrupted growth phase is working from stale numbers. What actually happened is that the company sold less area at better prices - realisation rose 9% to Rs 12,107 per sq ft - which is a mix and pricing shift, not a collapse, but it is not growth either.

Leasing, not residential, is the profit engine. By FY26 EBITDA the split is Leasing Rs 906 crore (55.3% of group EBITDA, at a 70% segment margin), Real Estate Rs 525 crore (32.1%, at a 13% margin) and Hospitality Rs 207 crore (12.6%, at 34%). By revenue the ranking inverts - Real Estate Rs 4,002 crore, Leasing Rs 1,303 crore, Hospitality Rs 604 crore.

For a homebuyer that structure is a feature, not a footnote. Annuity rental income from an operating office and retail portfolio is exactly the cashflow that funds construction through a slow residential quarter. It is the structural reason a leverage profile of 0.27 net debt to equity and a 7.57% cost of debt is sustainable, and it is why the rating agencies sit at ICRA AA (Stable) and CRISIL AA- (Positive). Developer failure in Indian residential is almost always a liquidity event, not a construction one.

Commercial, retail, hospitality and education

  • Offices: World Trade Center Bangalore at Brigade Gateway in Malleswaram - the group's own head office sits in it - plus Brigade Tech Gardens in Whitefield and Brigade Signature Towers on Old Madras Road.
  • Retail: the Orion mall chain, including Orion Mall at Brigade Gateway, Orion East, Orion Avenue and Orion Uptown.

Few Indian developers both build and then operate offices, malls, hotels and schools. That operating capability is the most durable thing about the group, and it is what allows the leasing segment to carry more than half of group EBITDA.

Brigade's South Bengaluru Record

For a buyer looking at Uttarahalli specifically, the relevant question is not the national portfolio but whether Brigade has actually delivered in this part of the city. It has, and the record is checkable in the Karnataka RERA registry. Every registration below is a project registration - a /PR/ number - and every one is held by Brigade Enterprises Limited.

Azalea is the freshest evidence there is. It was registered on 18 August 2026 - days before this page was written - on the Kanakapura Road belt a short distance from Uttarahalli. A developer registering a new project in a corridor is putting escrowed capital behind it, which is a stronger conviction signal than any land-bank announcement.

Note the naming trap, because it will cost you time otherwise. Brigade has a long history in this part of the city under names that look confusingly similar to a new launch: Brigade 7 Gardens, Brigade Komarla Heights, Brigade Nanda Heights, Brigade Petunia, Brigade Millennium, Brigade Omega and Brigade Software Park are all existing Brigade stock in and around Banashankari and Padmanabhanagar. A search for "Brigade Banashankari" will surface resale listings for those. The pre-launch project at Uttarahalli is none of them, and it is distinguished by its address of record - Sy. Nos. 83, 84/1 and 84/2, Uttarahalli Hobli, off Dr Vishnuvardhan Road.

What the FY27 Pipeline Says

Brigade's stated FY27 launch pipeline is roughly 12 million sq ft across four quarters, of which six residential projects are in Bengaluru, with three in Chennai, two in Hyderabad and three in Mysuru. Pre-sales guidance for FY27 is Rs 9,000 crore, which would be a recovery from the FY26 figure rather than a continuation of it.

For context on scale, FY26 residential launches ran to 8.31 million sq ft across twelve projects, seven of them in Bengaluru - Brigade Avalon, Brigade Lakecrest, Brigade Cherry Blossoms, Brigade Laurel & Maple, Brigade Belvedere, Brigade Lumina and Brigade Insignia Phase 2. Brigade has not stated publicly which projects make up the FY27 Bengaluru six, and we make no claim that Brigade Banashankari is among them.

The Height Question, Answered Properly

Brigade Banashankari's clearance records towers of 4 basements plus ground plus 40 upper floors, and that has produced some loose claims elsewhere. The accurate framing is this: we found no Brigade residential building in Bengaluru on the public record taller than Brigade Exotica, commonly listed at 35 floors, so this configuration would appear to be among the tallest residential towers Brigade has built in the city. The group has built higher elsewhere - its residential towers at Neopolis in Hyderabad are described by Brigade itself as G+57.

So it would be a Bengaluru-portfolio milestone, not a company first, and anyone selling it to you as Brigade's first tower of this height is contradicted by Brigade's own website. Two further cautions: "Brigade Golden Heights" and its G+43 claim is a channel-partner alias rather than a Brigade project, and should never be cited as a precedent; and 40 upper floors plus ground is 41 levels above ground, which is why this site quotes the certificate's own wording rather than the shorthand.

What Distinguishes Brigade Here

  1. Filed disclosure instead of assertion. Every financial figure on this page comes from a document lodged with the exchanges. For a multi-crore commitment to a project that has not yet been registered with K-RERA, the ability to audit the developer independently is worth more than any brand claim.
  2. An annuity balance sheet behind a residential build. Leasing at 55.3% of group EBITDA, net debt to equity at 0.27 and a 7.57% cost of debt is a funding structure that does not depend on one project's sales velocity.
  3. Forty years and a completed succession. Founded 1986, 300-plus buildings, and a board where the founder chairs and the next generation runs the company.
  4. Demonstrated south Bengaluru delivery. Nine project registrations in its own name across this side of the city, the most recent registered in August 2026.
  5. Cross-vertical operating capability. Brigade builds and then runs offices, malls, hotels and schools - a small club in Indian real estate.

What Brigade Has Not Done Yet at Uttarahalli

A developer profile that only lists strengths is not much use, so to close on the specific gap: as things stand Brigade has not announced a marketing name for this project, has not registered it with K-RERA, has not published a price or a cost sheet, and has not confirmed a unit mix or a possession date. Under Section 3 of the Real Estate (Regulation and Development) Act 2016 the project cannot be advertised, booked or sold until that registration exists.

None of that reflects on the developer's record. It reflects the stage the project is at. The right way to use this page is as background on who is building, while you wait for the K-RERA number that turns Brigade Banashankari from a granted clearance into a purchasable home. Would this be Brigade's tallest residential tower?

Not the company's. Brigade's own editorial describes its residential towers at Brigade Gateway, Neopolis in Kokapet, Hyderabad, as G+57, so any claim that this is "Brigade's first 40-storey tower" is falsifiable from Brigade's own website. Within Bengaluru the position is narrower: we found no Brigade residential building in Bengaluru on the public record taller than Brigade Exotica, commonly listed at 35 floors, so this configuration would appear to be among the tallest residential towers Brigade has built in the city. We put that as an inference rather than a fact — no complete public list of Brigade's in-construction towers exists, and Brigade's own corporate timeline describes Exotica only as one of the tallest in Bengaluru rather than the tallest.

Is "Brigade Banashankari" the official project name?

No. Brigade has not yet announced a marketing name; the project is referred to in circulating material as Brigade Banashankari or Brigade Uttarahalli. The Environmental Clearance itself calls it only "Proposed Brigade Residential Development at Sy. Nos. 83, 84/1 & 84/2 of Uttarahalli Village, Uttarahalli Hobli, Bengaluru South Taluk, Bengaluru Urban District by M/s. Brigade Enterprises Ltd" — a description, not a brand. Brigade's own project index, its new-launch page and its earnings material name no Banashankari or Uttarahalli scheme. A registered name is fixed at the point of RERA registration, so expect the name you eventually sign against to differ from the one you searched for.

Has Brigade Banashankari launched, and when might it?

It has not. Under Section 3 of the Real Estate (Regulation and Development) Act 2016 a project of this class cannot lawfully be advertised, marketed, booked or sold, and no agreement for sale can be executed, until Karnataka RERA registration is granted. An Environmental Clearance comes from a different regulator entirely and confers no right to sell. The private information sheet circulating with this project gives a launch of Q1 2027 and completion of Q1 2032, both marked tentative on that sheet itself and neither confirmed by Brigade; we pass them on with that caveat and would not plan around them.

What approvals does the project actually hold today?

One, and it is a substantial one. Environmental Clearance was granted on 13 May 2026 by SEIAA Karnataka: proposal number SIA/KA/INFRA2/570476/2026, EC identification number EC26C3801KA5414542N, state file SEIAA 108 CON 2026, Category B2 under Schedule 8(a), Building and Construction. The application was made on 23 March 2026, the State Expert Appraisal Committee recommended it on 2 April 2026, and SEIAA took its decision at the meeting of 22 April 2026. Still outstanding are the building licence from the jurisdictional Greater Bengaluru city corporation, the Airports Authority of India height clearance that a building of this configuration requires, and the K-RERA registration. We state the AAI NOC as a required approval; we have no evidence that it has been obtained, and no one should tell you otherwise.
