What Brigade Banashankari Is Called
Most pre-launch pages on the internet are built out of channel-partner rumour. This one is not. Almost every number below comes from a single primary document: the Environmental Clearance granted to Brigade Enterprises Limited by the State Environment Impact Assessment Authority, Karnataka on 13 May 2026. That certificate names the survey numbers, the building configuration, the apartment count, the built-up area, the water and power loads, the parking provision and the landscape area. We read the signed certificate rather than a summary of it.
What the certificate does not do is make the project saleable. There is no K-RERA registration, no published price, no cost sheet and no announced marketing name. This page sets out what has been approved, what has not, what the project is technically composed of, and precisely where our own estimates begin.
Brigade has not yet announced a marketing name. The project is referred to in circulating material as Brigade Banashankari or Brigade Uttarahalli, and this site uses Brigade Banashankari as a working title only.
That matters more than it sounds. At least one domain trading on the name is an unaffiliated aggregator whose own footer states that its content is taken from news websites. Nothing in Brigade's own project index, its new-launch listings or its Q1 FY27 earnings call names a Banashankari or Uttarahalli scheme. Anyone quoting you a "Brigade Banashankari brochure" today is quoting something Brigade has not issued.

The clearance file moved quickly. Brigade applied on 23 March 2026, the State Expert Appraisal Committee recommended the proposal on 2 April 2026, SEIAA took its decision at a meeting on 22 April 2026, and the certificate was issued on 13 May 2026 - under two months from application to grant. A copy went to the Chief Commissioner, Greater Bengaluru Authority.
On RERA, be clear about what this means. Brigade Banashankari carries no K-RERA registration and no approval from that authority. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project of this size cannot be advertised, booked or sold until it is registered. Anybody offering you a booking, a pre-launch allotment, a "soft launch" price or a priority number for this project today is operating outside that provision. The correct posture for a buyer is to track the K-RERA registry and wait for the number. A project overview is strongest when it helps buyers filter, and Bren Ananta adds that same-city context around who the homes suit, what needs verification, and where the trade-offs sit.
Where Brigade Banashankari Actually Sits
The address of record, taken verbatim from the Environmental Clearance, is Sy. Nos. 83, 84/1 and 84/2 of Uttarahalli Village, Uttarahalli Hobli, Bengaluru South Taluk, Bengaluru Urban District. The frontage road is Dr Vishnuvardhan Road; the postal code is 560061.
The project is widely searched as Brigade Banashankari 6th Stage, and it is worth answering that query honestly rather than repeating it. BSK 6th Stage proper is a Bangalore Development Authority layout formed over Hemmigepura and Ganakallu villages in Kengeri Hobli. This parcel is in Uttarahalli Hobli, carries live revenue survey numbers, and is therefore private revenue land rather than formed BDA layout land. Banashankari is a fair description of the surrounding market area. It is not this project's address, and no primary document places the project in 6th Stage.
That distinction has a practical payoff. The Turahalli buffer litigation has frozen roughly 2,000 nearby BDA sites. This parcel is not among them, because it is private revenue land in Uttarahalli Hobli rather than a BSK 6th Stage BDA site in Kengeri Hobli. It costs nothing to say so and it is the single most useful thing a buyer in this micro-market can know.
Who sanctions what here
BBMP ceased to exist on 2 September 2025. The Greater Bengaluru Governance Act 2024 came into force on 15 May 2025, five Greater Bengaluru city corporations became operational on 2 September 2025, and the final 369-ward map was notified on 19 November 2025. The building licence for a private parcel at this address now sits with the relevant city corporation's Town Planning wing.
Two cautions. First, the Bengaluru South and Bengaluru West corporation boundary runs within roughly 1.5 km of this site and the public records we checked disagree with each other, so we do not name a corporation - only "the jurisdictional Greater Bengaluru city corporation". Second, the Greater Bengaluru Authority does not absorb or abolish BDA, BWSSB, BMRCL or K-RERA, whatever some proptech blogs claim; it is an apex coordinating body chaired by the Chief Minister, with the parastatal heads sitting on it ex officio. BDA's live role here is planning, not sanction: RMP-2015 remains the operative master plan, its zonal regulations amended by Karnataka Urban Development Department notification UDD/235/MNJ 2025(E) dated 5 January 2026. Nothing about this project carries a BDA sanction.
Turahalli, stated accurately
Turahalli is a real reserved forest of about 590 acres and the clearance file declares it 0.6 km away as an environmental receptor. The filing also declares Subramanya Kere at 1.6 km and the Bannerghatta National Park eco-sensitive zone at 9 km. Those are receptor proximities recorded in the clearance document, not driving distances.
Two things follow. The reserve section is closed to the public; the accessible Tree Park entrance is a 5.26 to 5.54 km drive from the site. And this site claims no view of the reserve - 0.6 km with intervening development does not support one. What is defensible, and genuinely valuable, is a large protected green mass under a kilometre away that will not be built on.
The Developer Behind Brigade Banashankari, in Brief
Brigade Enterprises Limited (BSE 532929, NSE BRIGADE) was founded in 1986 and has delivered 300-plus buildings and over 100 million sq ft. In FY26 it reported revenue of Rs 5,909 crore, up 11%, and profit after tax of Rs 725 crore, up 7%. Pre-sales, notably, fell 5% to Rs 7,424 crore on 6.13 million sq ft, with average realisation up 9% to Rs 12,107 per sq ft - a company selling less area at better prices. It is rated ICRA AA (Stable) and CRISIL AA- (Positive), with net debt of Rs 2,278 crore and net debt to equity of 0.27.
The corridor conviction is checkable rather than rhetorical. Brigade holds nine K-RERA project registrations across south Bengaluru in its own name, and the most recent - Azalea at Brigade Meadows on Kanakapura Road, registration PRM/KA/RERA/1251/310/PR/180826/008875, held by Brigade Enterprises Limited - was registered on 18 August 2026, days before this page was written. Why This Site: The Gap Brigade Banashankari Would Fill
Uttarahalli, Banashankari, Subramanyapura and the Kanakapura Road shoulder form a mature, largely mid-market residential belt. The competitive set within about five kilometres is overwhelmingly small local builders, and the prevailing benchmark on smaller formats runs at roughly Rs 11,400 to 12,050 per sq ft. The nearest directly comparable land parcel is Arkha Sanctuary at Sy. No. 82 - literally the adjacent survey number.
Into that belt, the clearance describes something the belt does not currently have: two towers of 41 above-ground levels, 600 apartments, 63% of the net site under landscape and ground coverage of just 11.7%. Our own estimate is that this product would price at Rs 13,900 to 16,300 per sq ft - that is our estimate off market comparables, not a Brigade figure, and it says the project would create the top of this market rather than join it. Treat it as a planning band and confirm it against the cost sheet at launch.
The honest read on demand is that this is not a tech-corridor play and pretending otherwise will not survive a buyer's first search. The nearest real office cluster is on Mysore Road, not to the south-east: Mindtree Global Village Tech Park is 5.36 km by road. Electronic City is 25.60 km by road, and the rail option there is better than the road one - Green Line north from Vajarahalli to RV Road, then interchange to the Yellow Line, which opened to public service on 11 August 2025 and bypasses the Silk Board road bottleneck. We publish no journey time for that trip.
What the belt genuinely offers is depth of schools, colleges and hospitals: RNS Institute of Technology 1.68 km by road, National Public School Banashankari 1.75 km, National Public School Uttarahalli 2.23 km, JSS Academy of Technical Education 3.18 km, BGS Gleneagles Hospitals 4.59 km. On transit, the nearest metro station to this parcel and to the wider Banashankari 6th Stage area is Vajarahalli on the operational Green Line, 4.26 km by road - a first-mile car or auto trip, not a walk. Pattanagere on the Purple Line is 6.14 km, giving the address two lines in range.

Note what the Rs 198 crore is and is not. It is the construction cost declared to the environmental regulator. It is not a gross development value, not a sales figure, and it should never be compared with one.
Unit sizes: the one place the numbers are not primary
The configuration sizes circulating for this project - 2 BHK 1,150 to 1,350 sq ft, 3 BHK 1,550 to 2,000 sq ft and 4 BHK 2,400 to 3,000-plus sq ft - come from the client information sheet only and are unconfirmed. Brigade has published nothing. They are at least internally coherent with the certificate: sanctioned FAR area of 92,000 sqm across 600 apartments is 153 sqm per apartment, which at a 1.3 to 1.4 times loading works out to roughly 2,000 to 2,300 sq ft of saleable area on average. That coherence check is our arithmetic, not a confirmation.
The Density Arithmetic Behind Brigade Banashankari
The most interesting thing about this scheme is what it does not put on the ground. All four calculations below are ours, derived from certificate figures.
- Landscape share: 19,406 sqm of landscape divided by the 30,655 sqm net site = 63.3% of the net site landscaped.
- Ground coverage: 3,585 sqm divided by 30,655 sqm = 11.7%, meaning roughly 88% of the net site carries no building at ground level.
- Plot density: 600 apartments over 9.02 acres = 66.5 units per acre.
- Floor-plate density: 600 apartments across two towers of 40 upper floors = 7.5 homes per floor plate per tower, or 15 homes per level across both towers - an ordinary count for a Bengaluru high-rise.
- Parking ratio: 1,000 spaces across 600 apartments = 1.67 spaces per home.
The "low-density luxury" claim is made by every developer in Bengaluru and substantiated by almost none of them. Here it is arithmetic off a government certificate: two slender towers, four basements deep, standing on a nine-acre site that is 88% open at grade.
How Tall Brigade Banashankari Will Be
The clearance records 4 basements plus ground plus 40 upper floors, which is 41 levels above ground. It states no height in metres, so neither do we as a fact. As an estimate: 41 above-ground levels at a typical 3.00 to 3.15 m floor-to-floor, plus services and parapet, works out to roughly 128 to 134 m. That is our arithmetic and it will move with the final structural design.
On the portfolio question, get the framing right. We found no Brigade residential building in Bengaluru on the public record taller than Brigade Exotica, commonly listed at 35 floors, so this configuration would appear to be among the tallest residential towers Brigade has built in the city. The group has built higher elsewhere - its residential towers at Neopolis in Hyderabad are described by Brigade itself as G+57. A 40-upper-floor Bengaluru tower is a portfolio milestone for the city, not a company first.
A building of this height requires an Airports Authority of India height clearance. Bengaluru's Colour Coded Zoning Map covers four aerodromes - Kempegowda International, HAL, Jakkur and Yelahanka - and where a map exists the local authority may clear directly if the requested top elevation is below the mapped permissible elevation, with roughly 150 m the maximum clearable under that route. We state only that the NOC is a required approval. We have no evidence it has been granted.
Sustainability Written Into Brigade Banashankari's Clearance
These are conditions of the Environmental Clearance, not brochure aspirations. If the project is built, they are binding.
- A minimum of 50% of the roof area to be used for solar power generation.
- A minimum of 25% of total parking to have EV charging - about 250 of the 1,000 proposed bays.
- 25% energy savings targeted through solar lighting, solar water heating and LED fixtures.
- Dual plumbing lines throughout, with ECBC and BEE compliance.
- Tertiary wastewater treatment to urban-reuse standards, with the 450 KLD sequential batch reactor plant returning 167 KLD to flushing, 116 KLD to landscaping and 73 KLD to avenue plantation and construction.
- Green cover at one tree per 80 sqm of plot area, with 1,220 trees to be planted.
- Catalytic converters with a dual-fuel option on the diesel generator sets.
- Compliance with the Construction and Demolition Waste Management Rules 2016.
The water arithmetic is worth reading twice. Of 495 KLD of operational demand, 167 KLD is recycled water, so BWSSB is being asked for 328 KLD rather than the full load - roughly a third of the requirement met on site.

As an inference rather than a schedule: a four-basement, 41-level twin-tower build of 1.587 million sq ft is a multi-year construction programme, and Brigade cannot begin marketing it before K-RERA registration. Any date circulating today should be read against those two constraints.
What Is Still Unconfirmed About Brigade Banashankari
We would rather list these than paper over them.
The joint development agreement link. Brigade's Regulation 30 filing to BSE and NSE on 22 September 2025 discloses a joint development agreement for a residential project in "Banashankari, 5th Stage, South Bengaluru", spread over 7.5 acres, with a gross development value of approximately Rs 1,200 crore. Across all 323 Brigade exchange announcements between January 2025 and August 2026 it is the only south Bengaluru residential JDA disclosed, and the arithmetic reconciles well: the certificate's net site area of 30,655 sqm is 7.575 acres against the filing's 7.5, and 30,655 sqm at FAR 3.00 gives 91,965 sqm against the certificate's stated 92,000 sqm.
But it is not proven, and we do not treat it as proven. No filing ties Sy. Nos. 83, 84/1 and 84/2 to that agreement. Reading the filing's "7.5 acres" as a net figure is our reconciliation; the filing itself carries no qualifier. And the absence of any other disclosure does not establish identity, since owned land bank and sub-material transactions generate no filing at all. Consequently we do not present Rs 1,200 crore as this project's value. The only cost figure this site publishes is the Rs 198 crore construction cost on the certificate, which is not a comparable measure. Separately, Brigade's 29 July 2026 outright purchase of two acres on Kanakapura Road is a different transaction on a different site; several aggregator listings merge the two, and they should not.
Everything else outstanding: no K-RERA number, no marketing name, no price, no cost sheet, no unit mix confirmed by Brigade, no possession date, no confirmed AAI height clearance, and no confirmed feeder-bus service or BMTC route number to Vajarahalli metro station - the last is a gap in our research rather than a finding that no service exists. On Namma Metro Phase 3, note that its Orange Line runs along the western Outer Ring Road roughly 4 km north-east of here and places no station in Uttarahalli; a Green Line extension south of Silk Institute toward Harohalli exists only as a proposed Phase 4 corridor with no sanction, no approved DPR and no timeline. Neither should be counted as infrastructure serving this address.

A registered name is fixed at the point of RERA registration, so expect the name you eventually sign against to differ from the one you searched for.

The clearance application was filed from the 29th and 30th floors of World Trade Centre Bengaluru at the Brigade Gateway campus, with Ms Shama Chanekar as authorised signatory. On the FY26 numbers filed with NSE and BSE on 6 May 2026: revenue Rs 5,909 crore, up 11%; pre-sales Rs 7,424 crore on 6.13 million sq ft, down 5%; EBITDA Rs 1,638 crore at a 28% margin; PAT Rs 725 crore, up 7%; average realisation Rs 12,107 per sq ft, up 9%. Has Brigade Banashankari launched, and when might it?
It has not. Under Section 3 of the Real Estate (Regulation and Development) Act 2016 a project of this class cannot lawfully be advertised, marketed, booked or sold, and no agreement for sale can be executed, until Karnataka RERA registration is granted. An Environmental Clearance comes from a different regulator entirely and confers no right to sell. The private information sheet circulating with this project gives a launch of Q1 2027 and completion of Q1 2032, both marked tentative on that sheet itself and neither confirmed by Brigade; we pass them on with that caveat and would not plan around them.
What approvals does the project actually hold today?
One, and it is a substantial one. Environmental Clearance was granted on 13 May 2026 by SEIAA Karnataka: proposal number SIA/KA/INFRA2/570476/2026, EC identification number EC26C3801KA5414542N, state file SEIAA 108 CON 2026, Category B2 under Schedule 8(a), Building and Construction. The application was made on 23 March 2026, the State Expert Appraisal Committee recommended it on 2 April 2026, and SEIAA took its decision at the meeting of 22 April 2026. Still outstanding are the building licence from the jurisdictional Greater Bengaluru city corporation, the Airports Authority of India height clearance that a building of this configuration requires, and the K-RERA registration. We state the AAI NOC as a required approval; we have no evidence that it has been obtained, and no one should tell you otherwise.
